Poyntz Ave Mixed-Use
Spring 2008

This theoretical project is located on the corner of 3rd Street and Poyntz Avenue in Manhattan, KS. As a mixed-use project, the building needed to contain residential units, office space and a garage. Given the prominent site location adjacent to Manhattan's shopping mall, the concept was to erode the facade on street level to soften the transition from avenue traffic to the mall thoroughfare.
